We do not ask a business to empty a floor. Workstations are pulled off the walls and sheeted in place, monitors and cabling stay connected under cover, and we work in bands so only part of the floor is disturbed at any point. Anything unplugged is photographed before it comes out and put back the way it was found, because the cost of a workstation that will not boot on Monday is not a painting cost but you still caused it.

Meeting rooms, glass partitions and acoustic surfaces

Meeting rooms carry more detail than open-plan floors: glass partition tracks, acoustic panels, projection walls and whiteboard surfaces. Partition glazing is masked at the frame rather than wiped clean afterwards, since scraping paint off glass beside an aluminium track marks the track. Acoustic ceiling tiles are not painted at all unless you accept that painting them changes their sound absorption, which most tenants would rather know before than after.

Corridors, reception and the first impression wall

Reception and the main corridor get looked at by every visitor and every candidate. They also take the most physical abuse, from trolleys, luggage and shoulders. We spec a higher-durability scrubbable finish in circulation space than on a private office wall, and where a corridor has taken years of scuffing we skim the damaged band rather than paint over it, because a fresh coat over dented drywall reads as fresh paint on dented drywall.

Low-odour products and Monday-morning occupancy

The practical constraint on an office repaint is not drying, it is smell. A conventional product finished at 2am is dry by 8am but the floor still smells of it at 9. We use low-VOC, low-odour lines as the default and ventilate through the night, so the space reads as clean rather than as recently painted when your people walk in.

Landlord specifications and end-of-lease reinstatement

A lot of Ottawa office work is driven by a lease clause rather than by taste. If you are reinstating at end of term we will work to the colour and finish named in the schedule and give you a written record of the products used, which is what a landlord's agent will ask for at handover. If you are fitting out at the start of a term, the same document becomes your baseline for the next reinstatement.
