Substrate assessment before a quote is written
Wood, aluminum, vinyl, stucco, brick and fibre-cement each fail differently and each needs a different primer. We walk the whole envelope before quoting: south and west elevations for UV chalking, north elevations for mildew, the bottom two feet of every wall for splash-back damage, and every window and door surround for open joints. What we find changes the scope, so it belongs in the quote rather than in a change order later.
Washing, scraping and spot-priming
Every exterior starts with a wash to remove chalk, pollen and mildew, because paint applied over chalk releases from it within two seasons. Loose and lifting coating is scraped back to a sound edge and feathered so the transition does not telegraph. Bare wood gets a penetrating exterior primer the same day it is exposed. Anywhere mildew was present gets treated rather than just rinsed, since spores left in the substrate grow back through the new film.
Caulking, wood repair and window surrounds
Open joints are where water gets behind the coating, and water behind the coating is what pushes it off in the spring. We re-caulk the joints that need it with an elastomeric sealant that stays flexible below freezing, replace rotted trim and sill sections rather than filling them, and leave the drainage gaps that are supposed to stay open alone. Sealing a wall completely shut traps moisture inside it, which is worse than the leak.

Masonry needs a breathable system. We use vapour-permeable masonry coatings so moisture moving through the wall can escape instead of building behind the film and spalling the face of the brick in the first hard freeze. Stucco gets crack repair sized to the crack — hairline cracks are bridged by an elastomeric coating, structural cracks are cut out and patched before anything is coated.
The Ottawa exterior season, and why we stop when we do
Exterior painting here runs roughly mid-May through early October. The limit is not air temperature alone but surface temperature and overnight dew point: a wall at 8 degrees at 6pm will not cure a film properly overnight even if the afternoon hit 18. We schedule exteriors early in the season rather than late, and we will tell you to wait until spring rather than put a coating on in October that will fail by May.
