Painters in Nepean

Repaints for the split-levels, back-splits and bungalows that make up most of Nepean's housing stock, where the prep matters more than the paint.

Paint Experts provides professional house painting throughout Nepean, Ottawa. Nepean was a separate city until amalgamation in 2001 and its residential core was largely built out between the 1960s and the 1980s, which means most houses here are on their third or fourth coat and every one of those coats is now part of the substrate we are working on.

Reading four decades of previous coatings

A Nepean wall is rarely a simple surface. There may be an oil-based coating underneath a latex one, a wallpaper skim underneath both, and a texture applied at some point in the 1980s over the top. Latex applied straight onto an aged oil coating without a bonding primer will peel off in sheets years later. We test rather than assume, and where the layers are incompatible we prime for adhesion rather than hope. What that means room by room — the ceilings, the flashing touch-ups, the colour work against fixed flooring — is set out on our Nepean interior painting page.

Split-level and back-split geometry

The split-level is the defining Nepean form and it creates painting problems no bungalow has: half-flights of stairs with walls that change height mid-run, open railings between levels, and a landing ceiling that meets two different wall heights. These are staging and cut-line problems rather than product problems, and they are where a rushed job shows most obviously, because every one of those junctions is at eye level from somewhere in the house.

Original trim, doors and hardware from the era

A lot of Nepean houses still have their original trim and hollow-core or panel doors, often in an oil-based finish that has yellowed and hardened. Those surfaces sand well and take a modern waterborne enamel beautifully, but only over a bonding primer. Stripping is rarely necessary; sanding to a key, filling the accumulated dents, and recoating gets forty-year-old trim looking better than replacement at a fraction of the cost.

Exterior work on a mature Nepean street

Nepean exteriors are commonly brick with painted wood trim, soffit and fascia, and that wood is where the age shows. Sills, fascia ends and the bottom of window casings are the first to go, because they hold water. We replace what has failed rather than filling it, prime bare wood the day it is exposed, and re-caulk the joints that need it with a sealant that stays flexible below freezing.

Neighbourhood coverage across Nepean

We work throughout Nepean including Centrepointe, Tanglewood, Crystal Beach, Qualicum, City View, Parkwood Hills and the surrounding streets. Because the housing stock here is consistent in age, we can usually tell you at the quote which of the common issues your house will have before we open anything, which makes the number more reliable than a square-footage estimate.

  • Whole-home interiors on 1960s to 1980s housing stock
  • Bonding primer over aged oil-based coatings
  • Split-level stairwells, landings and open railings
  • Original trim and doors refinished rather than replaced
  • Exterior wood trim, soffit, fascia and sill replacement
  • Plaster and drywall crack repair with setting compound

Common questions

How much does it cost to paint a Nepean house?

Interiors run $4,500 to $8,500 for a three-bedroom and $7,000 to $13,000 for a four-bedroom. A bungalow exterior is $6,000 to $11,000.

My trim is old oil paint. Can it be repainted?

Yes, and it usually should be rather than replaced. Sand to a key, fill the dents, apply a bonding primer and a waterborne enamel, and forty-year-old trim comes back better than new stock.

Do you handle plaster cracks?

Yes. Plaster moves, so we use a setting compound rather than lightweight filler and tape the cracks that keep reopening instead of filling them a second time.

Which Nepean areas do you cover?

Centrepointe, Tanglewood, Crystal Beach, Qualicum, City View, Parkwood Hills and the surrounding streets.
