Condo Painting in Ottawa

Individual units, corridors and common areas — with the elevator booking, insurance certificate and board paperwork handled before we arrive.

Paint Experts provides professional condo painting throughout Ottawa, Ontario. Painting a condo is a different job from painting a house even when the walls are identical, because everything has to move through a shared building on someone else's schedule, and the rules for that are set by the corporation rather than by you.

Elevator booking, certificates and building rules

Most Ottawa buildings require an elevator booking with a padded car, a certificate of insurance naming the corporation, and work confined to set hours on weekdays. We handle the booking and the paperwork rather than leaving it with you, and we plan the day around the elevator window we were given — materials up in one trip at the start, waste down in one trip at the end, nothing left in a common corridor in between.

Odour control in a shared air system

In a stacked building your neighbours smell your paint. Corridor pressurization pushes air into the unit and the bathroom and kitchen exhausts pull it out through a shared stack, so a strong-smelling product in unit 704 turns up on the seventh floor corridor. Low-VOC and low-odour lines are the default on every condo unit we paint, and we ventilate through the unit's own exhaust rather than propping the entry door open into the corridor.

Small floor plans, tight access and protection

A condo has no spare room to stage in. Furniture goes to the centre of the space and gets fully wrapped rather than sheeted, because there is nowhere to move it to. Floors are protected on the full path from the elevator to the unit door, not just inside the unit, since a mark on a corridor carpet is a corporation problem and a chargeback. Balcony doors and window walls get masked at the frame to protect the seals.

Corridors, lobbies and common area repaints

Common-area work is corridor work: long runs of wall at trolley and suitcase height, unit door frames, fire door frames and stair cores. We phase it floor by floor so residents always have a finished route to their door, keep fire doors operable at all times rather than wedged, and use a scrubbable finish that a cleaning contractor can wipe without polishing a shine into it.

Rental turnovers and pre-sale repaints

Turnover work is fast, standardized and unforgiving on timing, because the next tenant's date does not move. Pre-sale repaints are the opposite: fewer surfaces, more attention, usually a neutral wall colour and a sharpened trim line, because the buyer walking through is looking closely at exactly the details a tenant would never notice. We quote the two differently rather than pretending they are the same job.

  • Individual unit repaints, occupied or vacant
  • Elevator booking and certificate of insurance handled
  • Low-VOC products chosen for shared air systems
  • Corridor, lobby and stair core common-area work
  • Full floor protection from elevator to unit door
  • Rental turnover and pre-sale repaint scheduling

Common questions

How much does it cost to paint a condo in Ottawa?

The same interior ranges apply: $400 to $700 per room walls-only, or $700 to $1,200 with trim and ceiling. A whole two or three bedroom unit sits at the lower end of the $4,500 to $8,500 interior range because the floor areas are smaller.

Do you deal with the condo board and the elevator booking?

Yes. We arrange the elevator booking and supply the certificate of insurance naming the corporation before the job starts.

Will the paint smell reach my neighbours?

It should not. We use low-odour products and ventilate through the unit's own exhaust rather than out into a pressurized corridor.

Can you paint a unit between tenants on a fixed date?

Yes. Turnovers are scheduled to the handover date, and we tell you at quoting stage if the window is too tight to do properly rather than discovering it on the day.
