Asbestos testing on pre-1990 homes comes first

Textured ceiling compound applied before the 1990s may contain asbestos, and disturbing it without knowing is not a risk worth taking for a cosmetic upgrade. We refer you to an accredited lab for a sample test before any work is scheduled, and we do not begin until the result is in. If the result is positive we stop and refer you to a licensed abatement contractor - we do not remove confirmed asbestos. What the asbestos test actually involves

Undramatic, and quicker than people expect. A coin-sized sample is taken from an inconspicuous corner, bagged, and sent to an accredited lab. It runs $30 to $100 depending on the lab, results come back in two to five business days, and one sample covers one ceiling application - if the main floor and the basement were textured at different times, that is two samples. Ottawa housing stock makes this a real question rather than a formality: the 1960s to 1980s builds across Nepean, Gloucester and the older Kanata neighbourhoods are exactly the era when textured compound was standard, and pre-1990 is the line we will not cross without a result in hand.

Containment, HVAC sealing and floor protection

The room is sealed with plastic wall to wall and floor to ceiling before a scraper touches anything, supply and return vents are taped shut so nothing travels into the ductwork and reappears in a bedroom two floors away, and the floor is covered with a layer that can be rolled up and carried out with the debris inside it. The point of containment is that the rest of the house never knows the work happened.

Wet scraping and why it beats dry

Texture is misted with water and left to soften, then scraped in sheets that fall wet rather than as airborne dust. Dry scraping is faster for about ten minutes and then you are cleaning a house instead of finishing a ceiling. Wet scraping also protects the paper face of the drywall underneath, which matters because a torn paper face has to be sealed before skimming or it will bubble under the compound.

Two-coat skim and the flatness standard

Scraping alone leaves a ceiling that is clean but not flat - there are trowel ridges from the original application, taped seams that were never finished to a smooth standard because texture was going to hide them, and fastener heads. We skim the full ceiling twice, sand between coats, then check it under a raking light held flat to the surface. Anything that shows under a raking light will show under a pot light, so that is the standard we work to.

Stipple, popcorn, textured, acoustic - all the same ceiling

Ottawa trades usually say stipple; homeowners usually say popcorn; the listing agent says textured and the 1970s spec sheet said acoustic. They are the same spray-applied compound and the same removal job. The only distinction that changes the work is how thick and how hard it went on. A light stipple comes off in sheets with a single misting. A heavy, high-relief texture that has since been painted over - very common, because painting texture was the cheap alternative to removing it - needs longer soak time and more passes, since the paint film is now a waterproof layer sitting on top of the thing you are trying to soften.

Removing it versus covering it over

Removal is not the only correct answer. Where the texture is light, sound and unpainted, we can skim directly over it without scraping at all - two coats of compound, sanded flat, for a finish indistinguishable from a scraped ceiling at meaningfully less labour. Where a ceiling tests positive for asbestos, covering is often the better route entirely: a layer of quarter-inch drywall screwed through the existing ceiling into the joists encapsulates the texture rather than disturbing it, which avoids licensed abatement and its cost. What rules out a skim-over is thick or high-relief texture, texture that has been painted, or a ceiling that is already sagging or water-damaged. What it costs in Ottawa, by the square foot

Removal, two-coat skim, primer and two finish coats runs $3.50 to $6.00 per square foot of ceiling. A 200 square foot bedroom lands around $700 to $1,200, a main floor is typically $4,000 to $8,000, and a whole 1,800 square foot bungalow runs $6,300 to $10,800. The asbestos test is separate and yours to commission, at $30 to $100. What moves a job within that range is not the scraping - it is everything around it.

What a four-day room actually looks like

One room, scrape to finish, runs four working days - and three of those are waiting on compound rather than working on it. Day one is containment and the wet scrape, and by the end of it the texture is in bags and the ceiling is bare and flat-ish. Day two is the first skim coat. Day three is the second skim and the sanding, checked under a raking light. Day four is primer and two finish coats. The room is usable the evening of day four and fully cured within a fortnight. A main floor of three or four connected rooms does not take four times as long - the coats dry in parallel, so it is usually seven to nine days rather than sixteen.

Priming, painting and pot light cutouts

Fresh compound and old ceiling paint absorb differently, so the whole ceiling gets a primer coat before finish, otherwise the skimmed areas flash through as dull patches. Two coats of flat ceiling paint follow. If you are adding pot lights, do the electrical rough-in after the scrape and before the skim, so the cutouts get finished into the new surface rather than cut through it afterwards.
